Reservation Policy and Terms and Conditions
The following terms and conditions are between you (the guest) and Holton Huts (the owner). Please read the following carefully as it affects the legal rights of the guest. If anything is unclear, please contact the owner holtonhuts@gmail.com.
Contract
A contract between the owner and the guest exists as soon as full payment has been made and booking confirmation has been issued. Booking confirmation will be issued via email, to the address given when the booking is made.
Booking and Cancellation
The full charge for your stay will be paid on reservation.
There will also be a damage deposit charge, payable with the reservation, which will be refunded to the guest, provided no property damage has occurred during the guest stay period.
Check in: Accommodation is available between 15:00 and 17:00 on the day of your arrival.
Check out: Accommodation must be vacated by 10:00 am on the day of departure.
Should you need to cancel your stay with Holton Huts, cancellation must be made in writing via email to holtonhuts@gmail.com.
The refund policy is as follows:
We will make a full refund of monies paid if the cancellation is up to 30 days before check-in date.
We will make a 50% refund up to 14 days before check-in date.
No refund will be made if cancellation is made 13 days (or less) before check-in date.
Occupancy
Our shepherd hut accommodation is in a natural environment which means that the terrain around the accommodation can sometimes be irregular, bumpy or uneven in places. Care should be taken at all times. Should mobility be an issue please consider the suitability of the site. The owner accepts no liability for any injuries sustained or death.

The site has some residential neighbours. We ask that noise levels are considered and respected at all times.
Peace and tranquillity is a key component of your stay. Please refrain from playing loud music.
The accommodation is for the occupancy of only the guests named on the booking form.
The guests cannot sublet or re-let the accommodation under any circumstances.
Candles/naked flames are not permitted inside the accommodation.
Never leave cooking pots unattended.
Never leave the BBQ unattended.
Never leave any electrical appliance, such as toaster, unattended.
This is a no smoking environment, please do not smoke outside or in the accommodation.
No fireworks on site
Please park respectfully, there is allocation for one vehicle per hut. N.B., we do not accept caravans and touring campers in the car parking area.
To maintain safety on site please restrict your speed to 10mph or less when driving.
Please take care of your possessions. We accept no liability for damage, theft or loss of your possessions whilst you are staying in Holton Huts accommodation.
Do not hang clothes to dry on the radiators.
The guests are asked to leave the accommodation in the same state of cleanliness in which it was found. The owner will then refund the damage deposit in full within 48hrs of departure. The owner reserves the right to levy a cleaning charge if the accommodation is left in a particularly poor condition.
The owner does not accept bookings from anyone under the age of 18 years.
The owner has taken every care to provide a clean, well-maintained space for the guest/s to use. We reserve the right to charge for any excess cleaning requirements, damage or breakages that occur during your stay. We will contact you with any details should the need arise.
Holton Huts charges include the use of all bed linen, towels, water and electricity, for the duration of your stay. The linen and towels are all changed between lettings and weekly for longer stays. If you request clean linen and towels on a special basis, please do so before the booking commences; an extra charge will be payable for this service.
Hygiene and Welfare
No pets are allowed at the property.
Mattress protection and pillow protection are fitted.
Sheets, duvet covers & pillowcases are cotton.
A small First Aid kit is provided.
Note, some lights have energy saving light bulbs.
Arrival/Departure
Check-in is between 15:00 and 17:00 and check-out is by 10:00.
The keys for your hut will be provided when you arrive on site. Please therefore indicate (on your booking form) your expected arrival time. Please leave keys in your door on departure. Please note: A charge of £75 will be payable for failure to return the huts keys.
Insurance
Guests are strongly recommended to take out personal travel insurance for all members of your party for your holiday. It is your responsibility to ensure that the insurance cover is adequate for your needs, including cancellation and curtailment for any reason. Please read your insurance policy details carefully and take them with you on holiday.
